We believe that when we have worked to find the mortgage product that suits you, your mind should be put at ease with the knowledge that you have no hidden surprises. Therefore, we pledge that your closing costs and service should be just as we promise as presented when we agreed to do business together. . We back this up with our written Guarantee and Service Pledge given to our customer at the time of "lock in".   We realize that buying a home or refinancing your current one can be one of the best experiences of your life, but as with any large financial transaction most definitely can be stressful. This guarantee should help put your mind at ease knowing that we pledge to maintain excellent service, return calls promptly and honor your closing costs as presented.

Ethical Business Practice-Razor Mortgage LLC has an impeccable reputation in the lending industry and we treat each client with respect and honesty.

All Calls & Emails will be returned promptly, we will NEVER avoid your phone call and always welcome your inquiries.

Updates-We will at all times keep you apprised of the process of your file.  You will never be lost in a myriad of voice mail, and you will be given the name and extension of your Personal Loan Officer.  Upon submission of your file to processing you will be promptly informed of your personal assigned processor and their direct extension.

Hassles-We promise to request the least amount of documentation/information in order to complete your loan and will always work to obtain any documents on your behalf that we can.

Closing Costs Guarantee- As a client of Razor Mortgage LLC, you are guaranteed that the aggregate mortgage related closing costs stated within the Good Faith Estimate provided to you by Razor Mortgage LLC that you sign at the formal application for your purchase or refinance mortgage will not be higher than the actual closing costs on the HUD-1, or Hud-1A Settlement Statement.  If the actual aggregate closing costs are higher, Razor Mortgage LLC will refund you the difference.

  •    Mortgage closing costs referred to by this guarantee  consist of, and are limited to the following items: appraisal, credit report, any fees charged by Razor Mortgage LLC/End Investor  including origination, discount points, underwriting fees,  flood certification,  tax service fees, wire fees, courier fees, processing fees, administrative fees and specific mortgage program charged closing costs that are present at closing that 1) could have been reasonably expected by Razor Mortgage LLC at application based on the information presented to the mortgage loan officer and 2) would not be charged to the borrower if they were not getting a mortgage i.e. paying cash for the house.
  •    Items reflected on the Good Faith Estimate or items that may be on the HUD-1, or HUD 1A Settlement Statement whose costs are not guaranteed include, but are not limited to: prepaid interest, tax pro-rations, escrow set up fees, settlement agent fees, verification fees charged by third parties i.e. work verifications, deposit verifications, debt/mortgage verifications or other verification fees for updating credit reports, or obtaining certified payoffs, mortgage & deed recording  fees, surveys, homeowners insurance, personal attorney charges, voluntary inspections, owner policy title insurance charges, additional inspection fees unforeseen at the application and/or not needed until brought up in the appraisal or other professional/inspection assessment report, or amounts needed to pay off a mortgage or other debt in the case of a refinance.  Also not included are any collections/judgments/debts that need to be paid off by the borrower for purposes of obtaining the mortgage or obtaining/clearing title. Further, any payoffs obtained from the credit report or creditor are not guaranteed.
  •     This guarantee is binding based on the borrower  closing the mortgage on the terms/pricing originally applied for per the signed Good Faith Estimate.  Any change in mortgage terms, program or rate will only have the guarantee in the event the borrower signs a new Good Faith Estimate based upon the new terms.  Furthermore, any delays, cancellations, or changes in the terms of the Borrowers  mortgage that are not due to Razor Mortgage LLC actions or lack thereof may deem this guarantee void at Razor Mortgage LLC’s sole discretion.
  •    This guarantee only applies to the purchase or refinance of a single family residence for owner occupancy.

The example guarantee presented above is a copy of the guarantee presented to our clients at lock-in and as such is not binding until presented and signed by both the borrower and an authorized officer of Razor Mortgage LLC. Guarantee terms are subject to change until signed and executed by both parties.
